First Property Selection Criteria Checklist

Every property marketed must meet our First Property Selection Criteria Checklist, to ensure that all properties offered, whether for investment or owner occupier are of a high quality standard.

    Buying with First  Strong Capital Growth Potential

      - with independent forecast capital growth rate greater than 5% per annum.

    Buying with First  High Rental Income

      - ideally above 5% gross per annum of the purchase price.

    Buying with First  Strong Rental Demand

      - current and future, with low current rental vacancy for the location.

    Buying with First  Purchase Price within 10% of Comparative Properties

      - for the region but preferably lower, verified by sales evidence.

    Buying with First  High Buyer Demand

      - for property type with limited supply of comparative options in the location.

    Buying with First  Lifestyle Driven Location

      - close to Public Amenities, Transportation, good employment levels and proposed infrastructure spend.

    Buying with First  Increasing Population Growth

      - for the location with positive factors affecting growth or sustainability.

    Buying with First  Approved by Banks and Lenders

      - whereby the valuation amount is the contract price or more, and with effective depreciation and tax deductions.

    Buying with First  New Property

      - built and designed to a high quality by a reputable developer, offered direct, allowing FIRB qualification.

    Buying with First  Good Re-Sale market

      - with the property able to be sold back to owner occupiers, not just investors.
